CALEDON HILLS REAL ESTATE LTD. BROKERAGE

OUR SERVICE FOR SELLERS

We take our relationship as your realtor very seriously.

We will work together with you to sell your home.

We understand selling your home is one of the biggest financial transactions and one of the most emotional decisions you will make.

With our many years of experience we will explain the process of selling your home involving agency, Comparative Market Analysis (CMA), Listing Agreement, Sellers Property Information Statement (SPIS), Agreement of Purchase and Sale and all related documentation and you can rely on us to be with you through the entire process.

10 Point Commitment

As your Realtor we will:

1. Listen to you.

2. Work for you.

3. Discuss the process of listing in detail with you.

4. Assist in determining your asking price by providing you with a Comparative Market Analysis (CMA).

5. Help you to prepare your home for sale.

6. Keep you informed on feedback from open houses and showings.

7. Customize a marketing plan that will showcase your home's features and amenities by way of:

        - MLS Listing on the Toronto Real Estate Board: not only the GTA and surrounding communities but throughout Southern Ontario fellow realtors prefer to list their properties on TREB due to the sheer volume, size and coverage our board has to offer.

        - The Canadian Real Estate Association: through our affiliations with CREA and other similar organizations our MLS listings are displayed on the internet such as Realtor.ca allowing our listed properties world wide exposure.

        - Caledon Hills Real Estate Ltd. Brokerage: presents each of our properties with its own web page, displaying the property with a comprehensive write-up and photo package.

        - Gallery of Homes: Caledon Hills Real Estate Ltd. Brokerage properties are photographed, mounted and framed and displayed in the foyer of our office.

        - Brochures: Caledon Hills Real Estate Ltd. Brokerage prepares brochures on all our properties highlighting the properties features, details and photos and prepares a binder to be left in the home displaying the above for agents and buyers to see.

        - Mailing & Personal Introduction: to our personal contacts, targeted buyers, organizations and fellow realtors.

        - Agents Open House: by MLS announcement and personal invitation.

        - Print Advertising: the use of print advertising attracts buyers therefore appropriate and applicable publications, magazines and papers are also part of our overall marketing.

        - Caledon Hills Real Estate Ltd. Brokerage Sign: in the realtors tool kit there is probably no other tool more effective than a simple sign. It is the "silent sales agent" always on duty showing the property is for sale, a great percentage of properties are sold by this low cost, low tech, low maintenance item and we highly recommend it to our sellers.

        - Patricia VanWagner and Jeff Williamson: we are both real estate brokers and have many years of proven local real estate experience.

8. Facilitate the Offer presentation process for your property and be with you to explain what is being offered, answer questions, make suggestions and guide you to an agreement.

9. Provide you with the names of lawyers, mortgage lenders and moving companies etc.

10. Be available to you when you need us before and after completion of the sale.

Preparing Your Home

To prepare your home for viewing, make it as bright, clean and cheerful as possible. Look at your home from the buyer's point of view. Your family and pets should be absent while the house is being shown to perspective buyers.

Exterior:

Your first concern is your home's exterior. If the outside, or "curb appeal" looks good, people will want to see what's on the inside.

- Keep the lawn cut and trimmed
- Trim hedges, weed lawns and flower beds
- Keep walks neatly cleared of snow and ice
- Paint the front door and be sure the area has a "Welcome" look
- Add flower pots near your front entrance
- No clutter or items in the driveway, walkways or yard
- Keep the garage door closed, clean and organize inside
- Remove and repaint any peeling paint on windows

Interior:

Your second concern is your home's interior. You want your home to look as spacious, bright and clean as possible.

- Clean and remove all clutter making your house appear bigger and brighter
- Special attention to the kitchen and bathrooms, must be bright, sparkling and odour free
- Clean walls and doors of smudges and scuff marks
- Repaint walls with neutral shade of paint, such as off-white or beige
- Repair basement walls if there are any signs of dampness or leakage
- Repair cracks, holes or damage to plaster, wallboard, wallpaper, paint and tiles
- Replace broken or cracked windowpanes, mouldings and other woodwork
- Inspect and repair the plumbing, heating, cooling and alarm systems
- Clean broadloom and floors
- Open all curtains and blinds
- Replace any burned out light bulbs
- Take any laundry out of the washer and dryer
- Have soft music
